Living space on Heckelsbergplatz in the center of Beuel

To create urgently needed, affordable housing, the Bonn City Council passed a resolution on February 13, 2025 for the residential development of Heckelsbergplatz in the center of Beuel. The basis for the necessary development plan procedure is to be an urban planning competition.

Heckelsbergplatz is bordered by the private properties along the streets Obere Wilhelmstraße (north), Beueler Bahnhofsplatz (west), Goetheallee (south) and Neustraße (east) and covers an area of around 8,200 square meters. The surrounding area is characterized by three-storey residential buildings to the south and west and six- to eight-storey commercial and residential buildings to the east, towards the railroad line on the right bank of the Rhine. To the north is a three-storey development on Obere Wilhelmstrasse with a retail and service zone on the first floor and residential units above.

The plan area is optimally connected due to its proximity to the numerous supply options in the center of Beuel with its bus and streetcar lines as well as to Beuel train station. The new development should be oriented towards the surrounding buildings, but can also go beyond them to a reasonable extent. The existing playground will be preserved and upgraded. The project should also contribute to an ecological and climatic improvement of the area. This can be achieved by greening facades and/or roofs, preserving as many trees and as much green space as possible and minimizing sealed surfaces. Stationary traffic is to be accommodated in a neighborhood garage (above or below ground).

Vereinigte Bonner Wohnungsbau AG (VEBOWAG) has signaled its interest in realizing the construction project.
