Federal Quarter
The owner of a property on Godesberger Allee/Hochkreuzallee is planning to construct a 20-storey high-rise building. Eight floors are planned for commercial use and twelve floors for apartments. Car and bicycle parking spaces are to be accommodated in an underground garage. The development of the site, which is bordered by Godesberger Allee, Hochkreuzallee and the railroad line on the left bank of the Rhine, is in line with the framework planning for the Bundesviertel adopted by the council. A project-related development plan is to be drawn up for the project.
Beuel-Ost district
In Beuel-Ost, the project concerns the approximately 2.6-hectare site in the area of Pützchens Chaussee, Röhfeldstraße and Pfaffenweg. In addition to the office building that has already been approved and is currently under construction, Pützchens Chaussee GbR would like to construct several four-storey office buildings with green roofs and photovoltaic systems along the streets Pützchens Chaussee and Röhfeldstraße as well as in the inner area of the site.
The prerequisites for this are to be created via a project-related development plan. On the one hand, the structural situation is to be upgraded and, on the other, emphasis is to be placed on the creation of high-quality green and open spaces. Due to the high demand for office space in the city of Bonn, there is a municipal interest in implementing the plans. The project contributes to strengthening Bonn as a business location and creates sustainable jobs.
Pützchen/Bechlinghoven district
The city administration will draw up an urban development concept for the former cemetery expansion area on Wilhelm-Flohe-Straße in Pützchen/Bechlinghoven in preparation for a development plan procedure.
Apartment buildings (KfW 40 standard with green façades and roofs) with a total of around 60 residential units (at least 80 percent publicly subsidized) could be built on the 0.7-hectare site. The development area will thus be integrated into the residential quarter along Wilhelm-Flohe-Strasse, which consists of apartment buildings. The construction of a three-group daycare center is also being examined. Overall, the negative consequences of densification (sealing, traffic volume) are to be minimized with high-quality open space planning, a multi-modal and climate-friendly optimization of the mobility offer as well as an increased building density and variety of uses.
The plan area is initially to be offered to the municipal Vereinigte Bonner Wohnungsbau AG, although a takeover by a (cooperative) building association can also be agreed for part of the area.
