Now that the city of Bonn has parted company with the company commissioned to carry out the above-ground demolition, the remaining demolition work - essentially the removal of the Paul Magar mosaic, the remediation of pollutants, the gutting and the mechanical demolition - is to be carried out by a total contractor who will build the new Kurfürstenbad.
Total contractor tender is being prepared
The city administration is currently preparing the extensive tender documents for the Europe-wide invitation to tender for the total contractor. In addition to functional descriptions, geological reports and various other planning documents must be prepared. The tendering process is scheduled to start in November 2024. A period of around nine months must be allowed for the award procedure. If the tendering process runs smoothly, the administration assumes that the total contractor will be commissioned in the third quarter of 2025.
The planning and construction time is to be taken into account as an evaluation criterion in the award procedure. For this reason, the city administration can only make extremely cautious forecasts regarding the duration of the total contractor's planning and construction period at this time. Once the contract has been awarded, a planning and construction period of around three years must be expected due to the complex and demanding nature of the construction project. This means that the new Kurfürstenbad could be completed in 2028.
The administration currently assumes that the approved budget of 46.5 million euros for the demolition and new construction will be adhered to.
Background
The Kurfürstenbad, which was closed in 2016, is to be demolished and rebuilt. The new indoor pool will have a teaching pool, a sports pool with diving boards (one-metre and three-metre boards), a children's pool, a multifunctional pool with a lifting floor, a sauna area measuring around 330 square meters with a Finnish sauna, steam bath, infrared sauna, sauna relaxation room and outdoor sauna area as well as sanitary, social and ancillary rooms.
The Kurfürstenbad will be equipped with heat pumps and a photovoltaic system for its energy supply. Only renewable energies will be used for the remaining energy requirements. The entire roof area will be extensively greened and equipped with a photovoltaic system. Measures will be taken to protect all glass surfaces from bird strikes.
