Viktoriakarree
The approximately 1.5-hectare Viktoriakarree opposite the main university building in the city center is to be upgraded and revitalized as a mixed-use urban quarter consisting of retail, science, education, services and housing. The urban development concept envisages, among other things, that a new alleyway, which follows the course of the historic Franziskanergasse, will divide the area into two sections. With the exception of the existing city museum, the building at Rathausgasse 14 and the Viktoriabad, the existing buildings are to be retained in the existing block structure. The western perimeter block development is intended in particular for retail, gastronomy and inner-city living, while cultural and educational facilities are planned for the eastern area.
University Hospital
Today, the University Hospital Bonn (UKB) on the Venusberg provides essential healthcare, including high-performance medicine, for the City of Bonn and the entire Bonn/Rhein-Sieg/Ahrweiler region. In addition, it ensures the connection of patient care with the areas of research and teaching at the Medical Faculty of the University of Bonn.
The approximately 45-hectare planning area has a concrete need for further new construction, demolition and conversion work up to a target horizon of 2035 and subsequent years. The development plan from 1964, which is currently still legally valid, can no longer cover this objective. The aim is therefore to offer future-proof development prospects with a legal basis for construction planning in order to ensure that the clinic can be dynamically adapted to current conditions. The general aim of transport planning is to avoid additional traffic by strengthening local public transport (in particular the construction of the cable car), expanding the cycling infrastructure and safeguarding the UKB's operational mobility measures.
Castle avenue
The construction of a total of around 7,600 square meters of living space in 64 residential units on the site of the former Yugoslavian embassy in Bad Godesberg-Mehlem. In accordance with the Bonn building land model, at least 40 percent of the living space will be publicly subsidized housing. In addition, a discount grocery store will help to strengthen the center of the Mehlem district.
The project is divided into an eastern and western section. Four apartment buildings with a total of approx. 32 residential units are planned for the eastern part. In the western section, a food market with a maximum sales area of 950 square meters is planned on the first floor. Above this, four individual buildings are available for further residential development (approx. 32 residential units).
Participation
The development plans for Viktoriakarre, the University Hospital and Schloßallee will be published - completely independently of each other - from April 10 to May 11, 2025 inclusive on the city's website, which can be found at www.bonn.de/beteiligung-planverfahren. (opens in a new tab) In addition, the plans can be viewed at the City Hall, Berliner Platz 2, Office for Land Management and Geoinformation, elevator 2, floor 6B, on Mondays, Tuesdays, Wednesdays and Fridays from 8 am to 1 pm and Thursdays from 8 am to 6 pm.
